Strata common-area cleaning: a guide for owners corporations and managers
Common areas are the first thing residents and visitors see, and the first thing they complain about. A clear cleaning plan keeps the building looking cared for and saves the committee from chasing problems.
Areas to include
- Entry, foyer and letterbox area
- Lifts: floors, walls, mirrors, buttons and tracks
- Corridors and stairwells, including handrails
- Bin rooms and bin presentation on collection days
- Car park: sweeping, spills, cobwebs and pressure washing
- Glass doors and entry windows
- Common gardens, courtyards and BBQ areas, if applicable
Set a sensible frequency
Busy buildings may need entries and lifts done several times a week, while car parks may only need monthly attention plus periodic pressure washing. Match the frequency to traffic, not to a template.
Make reporting easy
Residents notice things first. Have a simple way for the building manager to pass on issues, and expect them to be fixed at the next visit or sooner.
Bundle the small jobs
Blown globes, sticky doors, graffiti, rubbish dumped in the car park. Strata buildings generate small jobs constantly. A provider who can handle cleaning and maintenance saves a lot of quotes and phone calls.
Review regularly
Walk the building with your cleaner every few months and adjust the scope. It’s quicker than fielding complaints.
